Land North Of London Road And South Of Rawreth Lane And West Of Rawreth Industrial Estate, Rawreth Lane, Rayleigh

The Council has received two reserved matters applications for the details surrounding the residential development of the above site. Outline planning permission was granted  on 3rd June 2016 (ref: 15/00362/OUT) for ‘The erection of Residential Development with associated Open Space, Landscaping, Parking, Servicing, Utilities, Footpath and Cycle Links, Drainage and Infrastructure Works, and Primary School. Provision of Non-Residential Floorspace to Part of Site, Uses including any of the following: Use Class A1(Retail), A3(Food and Drink), A4(Drinking Establishments), C2(Residential Institutions), D1a(Health or Medical Centre) or D1b(Crèche, Day Nursery or Day Centre).’ This granted planning permission for the principle of the development with more detailed design matters reserved for consideration within future applications. It is these details which are now under consideration with the Council as follows:

1)    The Phase 1 Residential Reserved Matters relates to the design details for the first 192 residential properties which are located on the northern part of the site, accessed from Rawreth Lane. The proposal also seeks an amendment to the affordable housing unit mix.
2)    The Strategic Landscaping (Phase 1) Reserved Matters sets out the landscaping proposals for the area of open space that surrounds the Phase 1 residential area, and sets out the proposed strategy for structural landscaping to the north and west of the residential area, and the open space that borders the Phase 1 residential area to the south.
