Fast Track Validation Service

This is a pre-application checking service. A fast tracking service aimed at avoiding delays to the development process. It can only be used where planning permission is required. It is not a service to check if permission is needed in the first place. Instead it speeds up the validation of planning applications. The checking service aims to provide a response in two working days after the day we receive your application. The costs are:

Householder  - £42 including VAT
Minors & others  - £96 including VAT
Majors not available

The details
The service can only be used where planning permission is required and is not for other types of applications or prior approvals. The fast track service applies to the initial validation element of the application process and if invalidated, to the subsequent validation.

The service will only commence once both a written request and the fee has been received. There is no refund of a fast track fee.

Submissions
Portal applications need a separate payment of the additional fee direct to Rochford District Council and an email to pbctechnicalsupport@rochford.gov.uk requesting the fast track validation service and confirming payment has been made of the extra fee. The fee may be paid by:

  • Telephone to Customer Services - quoting the portal reference number and/or address
  • BACS - quoting the portal reference number and/or address
  • Cheque - quoting the portal reference number and/or address

Paper applications need a covering letter with the planning application requesting the fast track service with payment of the additional fee.

Outcome of the fast track service will be completed when the details of validation/invalidation have been recorded into our system. Invalid letters will be despatched within target time, by email if available.  Acknowledgement letters will follow after that.
