Planning obligations are a useful tool in securing benefits
to the community from development. A planning obligation or agreement
is a legal agreement between a local planning authority and a developer,
or offered unilaterally by a developer, ensuring that certain works
related to a development are undertaken. Such agreements are usually
made under the provisions of Section 106 of the Town and Country Planning
Act 1990.

The Council will seek to use such mechanisms where appropriate to
secure wider community benefits from a development. In such cases
the following policy will apply:
