Housing Development Figures
The definitive housing development figures are published as part
of the Council's Annual Monitoring Report each year in December.
These can be found in Related Documents below. The figures in the
Annual Monitoring Report are supplied by Essex County Council and
validated by the District Council as part of the monitoring
process.
All development is regulated by the Council's Building Control
team or the National House-Builder Council (NHBC) to ensure that it
complies with Building Regulations. Monthly figures are available
in related links below, although it is important to stress that
these do not constitute verified completion figures. More detailed
monitoring is required to produce definitive net completions
figures for the District which take account of demolitions,
conversions and whether a dwelling is yet in a habitable state.
Planning permissions for new dwellings are recorded by the
Council, and quarterly reports are available in Related Links
below. This data requires further analysis before it is included in
the Annual Monitoring Report to ensure that the net gain of
dwellings and the superseding of applications is accurately
recorded. Planning consents for new dwellings are accompanied with
a condition requiring development to commence within three years.
As such it is necessary to record when development has begun. Some
planning consents for new development are never implemented.
