Building Control Charges
When you submit a building regulation application you will need
pay a fee, known as a 'charge', to Rochford District Council based
on the type or cost of the works.
Full Plans Application Charges
If you submit a Full Plans application the Plan Charge must
accompany the submitted drawings to cover an assessment of the
proposed works and the passing or rejection of the plans. The
Inspection Charge is a once-only payment that becomes due after the
first inspection of the works on site. An invoice will be sent to
the applicant for the relevant amount and this covers all necessary
site inspections by Building Control Surveyors including the final
inspection and issuing a completion certificate. An alternative
name for invoicing can be given if required.

Building Notice Charges
Where a Building Notice is submitted the Building Notice Charge
is payable at the time of giving the Notice. The fee covers
Building Control Surveyors visiting the site when notified to
ensure work conforms to Building Regulations and the issuing of a
completion certificate.
Regularisation Applications
If you have carried out unauthorised building work you can apply
for a Regularisation Certificate and you will need to pay a
Regularisation Charge to cover the cost of assessing your
application and all inspections. The Charge payable is 120% of the
of the Building Notice fee excluding VAT.
Charges are not payable as follows;
- Work solely for the benefit of a disabled person - in order to
claim exemption, the appropriate evidence must be shown. Relevance
of the adaptation for the persons disability must support any
proposals. (e.g. this could be an Occupational Therapist's
recommendation).
- Where plans have previously been approved or rejected no
further charge is payable for substantially the same work.
- Informal consultations and pre-application advice.
Payment
Cheques should be made payable to 'Rochford District Council',
(to be separate from any payment being made in relation to a
Planning Application).
