Hall Road Planning Application
An outline planning application from applicants Bellway Homes
Ltd for the development of a site west of Oak Road and north of
Hall Road, Rochford for the residential development of 600 houses,
a primary school and public open space was considered at a
specially arranged meeting of the Council’s Development Committee
on Wednesday 18th January 2012 where Councillors resolved to
approve planning permission subject to notifying the Secretary of
State for Communities and Local Government.
Following referral of the application to the Secretary of State,
the Council has received confirmation that they do not wish to
call-in the application for determination. The Council will now
issue a planning consent for the proposed development in accordance
with the decision taken at the Development Committee on the 18th

The site is situated on land between the north of Hall Road and
south of Ironwell Lane, adjoining the rear gardens of properties
within Oak Rd. The application site has a total area of 33 ha. 10.4
ha of this is set aside for a landscape buffer / open space
bordering the site. This leaves an area of 22.6 ha accommodating
600 dwellings; primary school / youth and community facility;
public open space; and play space.
The proposal includes provision of:
- 600 new dwellings 20ha net (49.42 acres),
- A new primary school with associated playing fields 1.1 ha
(2.72 acres),
- Creation of new public open space 11.78ha (29.11acres),
- Two principle access points from Hall Road and,
- New pedestrian and cycle links to the Town centre
The application is in outline form with approval at this stage
sought for the principle of the proposed development together with
consideration of two new access points into the site from Hall
